We pride ourselves in offering what we feel is the best overall package for
custom homes in central Texas. Our goal is to construct the highest quality
home at a great price. Another goal we strive for is a high level of
customer satisfaction during construction and continues after final closing.
To achieve these goals, we have designed the following process to guide you
through the home building process.
Initial Meeting
We use this meeting to discover the customer’s needs and provide guidance
on the steps to take to meet their needs and get the process started.
Financing
If you need help securing financing, we have a person on staff to guide
you through the process. You may have already qualified for a loan in this
case we work closely with your lender throughout construction.
Site Selection
It is important to focus on the size and
style of your future home but the location is just as important. You will
notice on this website we have a few subdivisions we are promoting.
They are Ogletree Gap Phase III in Copperas Cove, Lampasas River Place in
Kempner, Fawn Acres in Lampasas, River Ridge Ranch in Killeen, Spring
Meadows in Belton, Regatta Oaks in Belton and Comanche Gap Estates in Harker
Heights.
Home Design
We love to help our customer’s with their home design. We have many floor
plans to choose from, but rarely a customer finds that perfect plan. We work
closely with a home designer to help you create your perfect plan. You may
like different aspects of separate plans and wish to combine them in to one
plan with a new elevation or you may want draw a plan from scratch.
Pricing and Estimating
Once we have a floor plan, we start the process of determining the price
of your home. We have an estimator on staff whose job is to develop a
price for your home. You will give us information throughout the drawing of
floor plans and pricing to develop the specifications for you home. We
compile this information plus bids from our subcontractors to create a
proposal.
The Proposal
The proposal states all the specifications to build the home and the
price. We review the proposal with the customer to make sure the
specifications meet your satisfaction. This document is important in our
process because we make it an attachment to the contract and it is used as a
construction document.
Color Selections
After the contract is written, you start the color selection process. We
have a person on staff to guide you through the process of selecting your
brick or rock, shingles, paint, etc., and setting appointments with the
different suppliers.
Construction Period
During the construction of your home, John Bowen and our field supervisor
are continually inspecting your home throughout the building process.
Furthermore, a representative from 2-10 Home Warranty will inspect your home
at different stages of construction. The 2-10 Home Warranty is the
structural warranty we provide with each home.
Warranty Service
All homes come with a one year builder's warranty. Plus,
John D. Bowen Construction provides a 2-10 Home Buyers Warranty. The "2"
represents a 2 year systems warranty by the builder. The "10" represents a
10 year structural warranty on the home. Please contact John D. Bowen

Final Close
When your home is complete we work with your lender to set up closing and
confirm all the proper documents have been provided to the title company.
